Job Description

Job Title: Spero Academy District Facilities Manager
Reports To: Operations Director and Operations Coordinator
Supervises: Building Custodian
Status: Full-Time, 12 Month Exempt

Effective for the 2024-2025 school year

Position Summary:
Spero Academy is looking for a responsible building manager to maintain and protect our facilities. The external and internal appearance of a building reflects on the occupants. Overseeing the safety and maintenance of property and ensuring that the property is in compliance with all applicable regulations. Recommending and coordinating improvements to the property as needed to ensure a safe, functional, and appealing space.

Duties and Responsibilities:
Maintaining a safe environment with proper lighting, signage, and disability access
Overseeing security, fire prevention, and other safety systems
Scheduling regular building maintenance and janitorial services
Maintain a maintenance schedule
Maintain a building inventory
Contracting professionals for repairs as needed
Collect bids and submit for approval
Monitoring building maintenance budgets
Arranging for building improvements
Overseeing contractors and inspecting completed jobs
Supervising grounds staff
Hiring employees or contractors as needed to maintain, repair, or improve the property
Providing training for building employees as needed
Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
Scheduling contractors and employees
Resolving complaints, problems, and requests from building tenants
Assisting with emergency response and evacuations
Inspecting the building frequently for signs of damage or wear
Ensure contracts with vendors are up to date
Ability to repair/troubleshoot building troubles
Helping with sweeping, mopping, vacuuming and other cleaning duties
Maintain a positive working relationship with all staff
Other duties as assigned

Qualifications

Good attendance
Proven experience as a building manager or similar role
Knowledge of use and maintenance of industrial cleaning equipment and appliances:
HVAC, Security Systems, electrical systems
Knowledge of safe disposal of chemical liquids and other hazardous components
Understanding of Building Codes and Safety Regulations
Strong skills in the following computer applications: MacBook equipment and NeoOffice products, Google Suite, Microsoft Office suite
Familiarity with basic landscaping and handyman practices
Understanding of building codes
Ability to be resourceful and proactive when issues arise
Excellent organizational skills
Multitasking and time-management skills, with the ability to prioritize tasks
Detail oriented
Positive relationships with classroom teachers and students
Self-motivated, proactive and resourceful in the completion of work assignments.
Sense of accountability and ownership for work results.
Ability to work with limited supervision.
Ability to lift up to 50 pounds
