Job Description

Job Responsibilities:
FACILITIES:
Attends various meetings for the purpose of addressing liability concerns, providing and or receiving information.
Develops long and short term maintenance plans/programs (e.g. emergency response plans, energy management plans, etc) for ensuring that school district resources are effectively utilized.
Inspects new construction, repair work, projects, equipment, daily maintenance and supplies for the purpose of ensuring that jobs are completed efficiently and that specifications for capital improvements are within state/local and federal guidelines.
May be required to prepare a variety of reports and documents for the purpose of providing necessary information to local/.state/federal agencies and appropriate school personnel and /or construction contracts.
Researches new products, laws, materials, equipment, supplies, regulations for the purpose of recommending purchases, contracts and maintaining school wide services.
Reviews and approves inspection records.
Responsible for maintaining the building and overseeing all issues regarding building code issues, maintenance, repairs, layout, safety, and environmental conditions
Be point of contact with all building related entities including fire, police and other emergency departments and maintain a contact information list and log of key building related entities.
Oversee all school and building facilities and grounds, including custodial and maintenance support.
Perform custodial duties while maintaining high standards of organization and cleanliness in the building.
Comply with all High School for Recording Arts, procedures and quality standards as well as safety and environmental regulations.
Ensure facilities are in good repair and provide a safe environment.
Train, supervise and manage evening facilities maintenance support.
Coordinate and schedule all maintenance, cleaning requests, and work orders and projects.
Ensure compliance with government health and safety standards; keep records of all permits, licenses, and citations.
Oversee all facility-related third-party vendors, i.e. landscaping, pest control, and alarm systems.
Manage the fire, safety, and security systems.
Respond quickly to emergency problems and be on-call 24/7 to meet with vendors, repairmen or suppliers, when necessary.
Ensure facilities emergency plans are post and up to date.
Purchase all facilities cleaning and operation supplies and materials; research prices and buy items based on best prices with quality and volume in mind.
Solicit, review, and negotiate bids for repairs and projects.
Maintain safety records of supplies used throughout the property.
Maintain inventory of tools and supplies for custodial, maintenance, and emergency preparedness.
Work with the Director of Operations in the management of construction, renovation, and maintenance operations and projects.
Perform a wide variety of skilled maintenance duties related to the school.
Perform other duties as requested by the Director of Operations.
Be on call as needed for emergencies.
Job Description
Position Summary:
Responsible for the overall care, maintenance, safety and cleanliness of the school and grounds ensuring a positive and inviting environment for our students and staff.
Essential Duties and Responsibilities:
Supports the vision, mission and goals of the school
Works with integrity, is a hardworking team player and focuses on student centered actions
Works well alone or with the team
Maintains confidentiality per FERPA
Demonstrates understanding of and diligent action in faithful/responsible stewardship of the school community and resources.
Works with school community to enhance a positive school culture via a tidy, appealing clean building and grounds
Be available and accessible during work day for quick response time during
Assist with assigned duties during emergency drills, procedures and actual incidences
Accept requests from staff to make minor repairs in the building/classroom.
Repairs/maintenance to include, but not limited to, tables/chairs or other office furniture, doors, plumbing (as allowed by non-certified plumber).
Supervise and maintain inventory of cleaning and maintenance supplies and other equipment.
Responsible for the ordering of necessary supplies and maintains accessible material data safety sheets.
HVAC:
Monitor and adjust heating and cooling systems as needed.
Monitor security and door operation (lock/unlock, alarms, etc.)
Converse with foundation with best route of maintenance for large machines
FACILITY USE:
Set up for school functions in the Gym or other spaces requested from event organizers or front office staff.
Coordinate with front office staff and Director on facility use.

SUMMER:
Include, but not limited to: painting, assistance in moving furniture, cleaning wall and window treatments, hanging or moving bulletin/white boards per teacher request, cleaning lockers, stripping/waxing/shampooing floors, gym floor maintenance and other annual maintenance and cleaning programs.
OTHER
As directed by in person director
Work Conditions: Normal custodial duties, some heavy lifting may be required.
Evaluation:
Performed by the Executive Director in accordance with provisions of the Board’s policy on evaluation of Support Staff.
Qualifications
High School Diploma or equivalent.
General knowledge of cleaning products and uses.
Simple plumbing.
Ability to perform minor maintenance duties.
SKILLS
Demonstrated flexibility and experience in effectively solving challenging problems through a positive, collaborative approach
Strong interpersonal and team building skills
Excellent organizational skills and consistency in meeting deadlines
Ability to work with high school students
Understanding of codes, regulations and laws related to job functions, standard construction documents, and health and safety standards, methods of industrial cleaning and safety practices and procedures
Ability to lift and carry 100lbs.
Valid state driver's license
Knowledge of chemical safety and OSHA requirements for record keeping
Regular operation of computer or other office machines
Frequent standing for long periods
Lifting of at least 50 pounds
Climbing ladders, including extension ladders, and/or working on a lift
Work outdoors in all weather conditions, as required, including extreme cold, extreme heat, and/or in any form of precipitation.
Job Requirements:
Skills are required to perform multiple, technical tasks with the need to periodically upgrade skills in order to meet changing job conditions.
Specific skills required to satisfactorily perform the functions of the job include planning and managing projects, utilizing pertinent software applications
Understanding of codes, regulations and laws related to job functions, standard construction documents, and health and safety standards, methods of industrial cleaning and safety practices and procedures.
Ability to supervise procurement and maintenance & upgrades of furniture, utilities, security systems and signage for overall facility.
Supervise facility usage, operations and equipment maintenance.
Must be able to independently work with others in a wide variety of circumstances, operate equipment
Ability to work with a diversity of individuals and or groups,
Must be able to create action plans and exercise independent problem solving skills
Must be able to meet deadlines and schedules, provide direction and leadership, work with detailed information and frequent interruptions
Must have excellent communication, listening and organizational skills
Must foster a team environment and cultivate teamwork
Willing to respond appropriately and promptly to staff concerns related to facilities.
Must be dependable, dedicated to school mission and vision and success
Must be willing to work with diverse student populations and staff and promote an environment of respect, cultural inclusion and equity of all students and staff and maintain a professional demeanor.
Must be adaptive and flexible and willing to take on other duties as assigned by the Program Director
Ability to handle and maintain confidential information regarding students, staff, parents etc.

Qualifications

Education and Experience:
Job related experience in specialized fields with increasing levels of responsibility required.
Community college and or vocational/military degree or study in related job area
Valid state drivers license
Knowledge of chemical safety and OSHA requirements for record keeping
